Our normal check in time is from 4pm, and check out is by 11am.
Early check in  / late check out are subject to availability and booking schedules. We charge £15 per hour for either when they are available and this option is made available at the time of booking.

You don’t need much — just clothing for the weather and anything personal you like to have with you. The cottage is thoughtfully equipped, without excess. You will need to bring food supplies with you. There is a fridge with a freezer compartment. We provide basics – tea, coffee, salt, pepper, oil.

We provide a large basket of logs that will typically last 2 nights. Additional logs are available from us for £10, or you can buy them at the Milestone petrol station in Rathfriland. We also keep a supply of wood by the firepit and you are welcome to use that in the fire pit.

Absolutely. The cottage is well insulated and heated with underfloor heating from a wood pellet boiler as well as a wood-burning stove, using wood we grow and season ourselves. It’s cosy year-round, and we make sure everything is ready for your arrival.

Where a booking is cancelled more than 21 days from the date of arrival we will refund the full cost of the booking less a £10 administration charge,

Where a booking is cancelled more than 14 days from the date of arrival we will refund 50% of the total cost of the booking less a £10 administration charge.

Where a booking is cancelled less than 14 days from the date of arrival, no refund will be issued. No exceptions can be made.

We advise guests to obtain their own travel insurance in order to protect them in the event that they are prevented from travelling for any reason.

Yes. Birch Cottage is powered entirely by renewable energy from solar and wind. It’s the same system we live with ourselves here on the farm. It’s reliable and well set up, but it does encourage a slightly slower, more mindful pace — which most guests enjoy.

There’s power for lighting, cooking, and everyday needs, but the setup isn’t designed for high-demand appliances. We’ll share clear guidance so you know what to expect, and we’re always nearby if you have questions.
We can’t support EV charging right now.

Birch Cottage is set within our farm, but it’s a separate, self-contained space with its own sense of privacy. Guests often tell us it feels quiet and secluded, while still feeling safe and well cared for.

Birch Cottage is designed for two adults – we do not accommodate people under 18 years of age, cannot accommodate pets of any sort.
There is parking for one vehicle, so please don’t bring visitors onto the site, paying guests only please

The kitchen is well equipped for two people and includes:

• Gas hob
• Gas oven
• Toaster
• Kettle
• Fridge with freezer compartment
• Crockery, cutlery, bowls, glasses, mugs etc
• Pans, frying pan, scales

Lackan Cottage Farm is our home, so we ask only that you are considerate of noise while staying, and leave the spaces as you’d expect to find them. Smoking is not permitted anywhere in or around the property. 

Bringing additional people in / parties are not permitted.

Please don’t burn anything except wood or turf in the fires.

Please don’t use bleach or harsh chemicals in the sink or toilet.

We appreciate that accidents happen so if there are any breakages just us know.
